The spacious and attractive villa with swimming pool, lovely garden with many seating areas and a roof terrace with unobstructed views over the valley is located in the charming authentic fishing village of Alvor, directly on the beautiful coast with white sandy beaches and a lagoon.

During the day you can relax by the pool at the villa or choose the beach. In the evening you can eat out here in one of the many small restaurants. If you like the evening/nightlife then there are many cozy bars and all within walking distance or you can take a taxi if necessary. Are you a kite - or windsurfing enthusiast (or do you want to learn it) then you are in one of the best places Portugal has to offer with clear and flat water in the beautiful lagoon.

The new owner has completely stylishly renovated everything (2021) and equipped with WIFI, air conditioning, Sonos and TV with chromecast. Due to the two floors and the surprising layout, there is a lot of privacy for the guests among themselves and it always feels cozy. The villa is light, practical and great care has been taken in the furnishing. A mixture of authentic Portuguese furniture complemented by contemporary modern, and a touch of boho, give the house a real warm holiday feeling. Because of the many windows and sliding doors around it is wonderfully light and you can go outside everywhere. The kitchen is a cozy place to stay with several people. It is open, very clear and fully equipped (microwave, dishwasher, toaster, blender, hand blender and a sandwich maker). The adjoining terrace with the morning sun is a lovely spot for breakfast.

The comfortable living room with fireplace, large leather sofa, TV and small library adjoins a large wrap-around balcony with unobstructed views over the garden and the valley. Together with the roof terrace, this is the place to enjoy the many beautiful sunsets. Furthermore, this floor offers 3 spacious bedrooms with air conditioning and a private bathroom with walk-in shower, large sink and toilet. From your bedroom you have access to your own terrace or balcony through sliding doors. The basement with sitting area, TV and pool table is the place where you can relax out of the sun or in the evening or walk directly to the pool with outdoor bar and large wooden table. This is the ultimate place to sunbathe, have a drink at the bar or on your bed. If you want a little more shade, you can sit under the balcony here. In the evening you can dine here close to the bar, the BBQ and the pizza oven. There are also 2 bedrooms in the basement with a shared spacious bathroom with a bath with shower, toilet and a double sink.

Lovely complete house

Lovely complete house, spacious rooms and fantastic swimming pool with outdoor bar. Ideal for larger groups. House is equipped with all comforts and equipment / kitchenware. Location is quiet but close to everything, Alvor around the corner, supermarket 1 minute away and beautiful sandy beaches 5 minutes drive.

Beautiful villa

Beautiful villa. We were with the whole family; grandpa, grandma, two moms with their 2 sons (4 and 2) and me with my boyfriend and daughter (6 months). Everything was there, fully equipped kitchen. But even for the smallest of us everything was thought of. All have their own room with bathroom. Everything was wonderfully clean and well cared for. We really had a great holiday and hope to come back!

How we enjoyed Casa Ladeira!

How we enjoyed Casa Ladeira! The villa has everything you can think of; a swimming pool, large kitchen and outdoor kitchen, pool room, a lovely garden. Games are available and beach towels are provided. We really liked that the supermarket is nearby. You are so in the town of Alvor and on the beach. The holidays flew by! Casa Ladeira is definitely recommended!

Algarve - Alvor

Alvor, located on the southern coast of Portugal, has a rich history dating back to Roman times and was once an important trading center for salt and fish. The old town of Alvor has preserved its charismatic features with its narrow streets and whitewashed houses. In addition to local supermarkets and shops, you will also find excellent dining options within Alvor. The historic center also offers lively bars and cafes.

Praia de Alvor (Alvor Beach) is an extensive sandy beach located a short walk from the town center, perfect for swimming and relaxation. The natural lagoon area around Alvor (Alvor Ria) offers beautiful hiking and birdwatching opportunities. Another natural area to definitely visit is Parque Natural da Ria Formosa: This stunning natural reserve with lagoons and islands is approximately 35 kilometers away and is ideal for birdwatching and nature enthusiasts. For cultural sights, visit Castelo de Alvor. The ruins of Alvor Castle, approximately 1 kilometer away, are a historic landmark with panoramic views of the city.

Rental conditions

Requirements
The rent includes the use of water, electricity and WiFi Internet, washing bedding, etc., pool and garden maintenance. The use of the central heating is not included. And wood for the fireplace.
The rental price is calculated on the indicated number of people. If visitors stay overnight during your stay, costs are involved. Please report this on arrival or during your stay.

Payment
When booking you will receive the rental contract, confirmation and route description. The reservation is only final after payment of 30% of the rent.
The remaining amount must be paid, including the above-mentioned deposit 8 weeks before arrival in Portugal.

Deposit
Payment deposit before arrival, with the 2nd deposit of 70% you are requested to pay the deposit of 300 euros. This will be credited to your bank account within 7 days if no damage has been caused by you returned, or in the event of damage, part or all of it may be withheld, or additional payment of the damage incurred is required.

Cancellation
In the event of cancellation of the rental agreement by the tenant(s), the following cancellation costs will be charged:
a. in case of cancellation up to 8 weeks before the first day of the booked stay: the down payment;
b. in case of cancellation from 8 weeks before the first day of the booked stay: the full invoice amount.

Arrival and departure
You can move into the villa after 4 p.m. and must have left the villa before 10 a.m.; this is in connection with the cleaning of the villa.

Liability
Portugalvillas / landlord(s) do not accept any liability for the consequences of any accidents, etc. during your stay in Portugal, in and around the Casa Ladeira, caused by whatever circumstances.

We advise you to take out proper travel and cancellation insurance.
On arrival, the host/wife is present for reception.
