About Quinta Nespera l Idyllic cottage with views of orchards

Quinta Nespera is a detached house for four guests, located in the countryside of the Algarve in Estrela Montes, close to the picturesque village of Boliqueime. The south-facing location, surrounded by expansive fields of almond, carob, orange, and olive trees, offers peace and space, while the airport, towns, villages, and beaches are all within 15 to 30 minutes’ drive. The property features a private swimming pool and a sunny terrace overlooking an orchard.

The house has been recently renovated from a ruin into a comfortable cottage with two bedrooms and one bathroom. The open living area, with a comfortable sofa and TV with Dutch channels, flows into a handcrafted, fully equipped kitchen. Glass doors all around allow plenty of natural light and provide direct access to the terrace and pool. The kitchen has a concrete countertop and includes a dishwasher, 4-burner induction hob, combi microwave, and Nespresso machine. The house has wireless internet, wooden ceilings, tiled floors, underfloor heating, and air conditioning in all rooms, making it suitable for stays during the winter months as well.

Quinta Nespera is situated on a quiet, paved country road and is completely enclosed by a stone wall, providing plenty of privacy. The garden features a private pool measuring 3 x 9 meters with comfortable sun loungers and parasols, overlooking the orchard, the green valley, and distant sea views.

Boliqueime, ten minutes’ drive away, is a charming village with shops, restaurants, a bank, and a pharmacy. Loulé is twenty minutes away and has a covered market with fresh fruit, vegetables, and fish, as well as a farmers’ market on Saturday mornings. Thanks to its central location, the airport, larger towns, and beaches are all reachable within 30 minutes, allowing you to experience authentic Portuguese life without the crowds of mass tourism.

We had an incredibly great time at Quinta Nespera! Beautiful surroundings, spacious house equipped with all conveniences. Nice kitchen and BBQ, and everything for our little one was provided too (high chair, baby crib, children's tableware). We will definitely be back!

Great!

Beautiful villa, fully equipped with everything you need. This was our first holiday with our baby, and we couldn’t have asked for a better place. There was a made-up crib, a baby bath, a high chair—everything was perfect!

The villa was very nice. In a quiet area and exactly what we were looking for to relax and enjoy the Portugal countryside. The villa was furnished to a high standard and everything was as described. Check in was great and everything was done smoothly and efficiently.

Everything was perfect

Indeed we had spent 2 wonderful and relaxing weeks in Quinta Nes Pera. Although we arrived much too late the conversation with Sandra was perfect and she arrived imediately after our arrival at the Quinta. Everything was perfect. The hughe and fully equiped kitchen in combination with the outdoor barbecue allowed us to prepare the fresh foods, which we bought on the market in Loulé, for delicous dinners. The pool was not only a basin for refreshing. We could realy swim in the pool. The service was also excellent. Twice a week the pool was controlled and cleaned. After one week Sandra cleaned up the house and changed the laundry. She respected our timing. We are sure it was not the last time that we spent our holidays in Quinta Nes Pera. Please allow us to give you or the owner some miner hints, to make this perfect house to an absolute perfect house.
As we like to drink tea we missed a pot to prepare the tea and some cups.
Also shutters at the entrance door would avoid the heat-up of the dining area.

Very nice

Dear, great place to stay. Very quiet, however, near to beaches, supermarkets, shopping malls - about 20-30 minutes drive. When we arrived, we were pleasantly welcomed by Sandra. She explained everything about the house and gave us het mobile numbr in case of any questions. We felt right at home. The decor of the house is modern, but warm and we liked it a lot. This is the best house we ever stayed in. We will definately go back! Kitchen was equipped with everything you need, including nice nespresso machine.
The booking with Portugal Villas was easy, fast response. Tom answered all questions promptly. Portugal Villas provided a welcoming gift, bottle of water, nice bottle of white wine, tonic and 10 cups of nespresso. We really appreciated this. Sandra inspected the house when leaving, and she took care of the garbage. What a service. All and all a VERY NICE stay.

Rental conditions

Rental conditions
The rental price includes the use of WiFi, air conditioning, water and electricity (including washing bed linen, etc., maintenance of the pool and garden. Not included is the use of the heating (warm air conditioning). The accommodation is a non-smoking villa, we would like to keep it that way, so no smoking in the villa, no pets, no (loud) music outside on the terrace. We do not rent to groups under 25 years of age. The house is calculated on the indicated number of persons, max 4 persons.

Payment
When booking, a deposit of 30% of the total amount is required. The remaining amount must be paid, including a deposit 8 weeks before arrival in Portugal. The reservation is only final after payment of 30%.

Deposit
Payment deposit before arrival, with the 2nd deposit of 70% you are requested to pay the deposit of 500 euros.
If no damage has been caused by you, this will be returned to your bank account after 7 days, or in the event of damage, part or all of it may be withheld, or additional payment of damage incurred will be required.

Cancellation
In the event of cancellation of the rental agreement by the tenant(s), the following cancellation costs will be charged:
a. in case of cancellation up to 6 weeks before the first day of the booked stay: 30% of the rent.
b. in case of cancellation from 6 weeks before the first day of the booked stay: the full invoice amount.

Arrival and departure
You can move into the accommodation after 4 p.m. and must have left the accommodation before 10 a.m.; this is in connection with the cleaning of the accommodation.

Liability
Portugalvillas / landlord(s) do not accept any liability for the consequences of any accidents etc. during your stay in Portugal and in particular in and around the accommodation caused by whatever circumstances.

Others
We advise you to take out proper travel and cancellation insurance.
