About Villa Tareja l Modern, tranquility and a nice view

In Villa Tareja you will find luxury, peace and space. The villa is located in the hills just behind the town of Sao Bras de Alportel. From the living room and the terrace you have a spectacular and unobstructed view over the mountains of the Serra do Caldeirão.

The villa has 3 spacious bedrooms, each with its own bathroom. The large kitchen is equipped with all appliances and in the spacious hall there is a separate toilet with fountain. The spacious living room (50m2) has a separate dining and sitting area. The sitting room is 3.50 m high and has a pallet stove. From both the dining room and the living room you walk through three sliding doors to the terrace (30m2), which is connected to the sun deck (37m2) around the beautiful infinity heated swimming pool.

All bedrooms and the living room have air conditioning for cold and warm air and air purification. Of course there is free WiFi, a Sonos music system and satellite TV with all Dutch channels.

Villa Tareja Alportel offers you complete privacy and is surrounded by a green oasis of olive trees, fig trees and oleanders. The terrace has a lovely lounge seating area and a spacious dining table with comfortable wicker chairs. On the sun deck next to the heated swimming pool you will find teak sun loungers with comfortable cushions.

The villa is located directly on part of the Via Algarviana, the official walking route through the Algarve and on the Fante da Tareja nature reserve where you can enjoy walking, running or mountain biking. Villa Tareja is ideally located for people who seek peace and privacy, but want to have amenities, beaches and sights within easy reach. The old town center of Sao Bras and all supermarkets can be reached within 5 minutes by car. And in just 25 minutes you can drive to Faro airport, the beautiful beaches of Olhāo and Tavira and the best golf courses in Europe.

Wonderful villa! Beautifully located with stunning views, just outside the city. Lots of privacy, a very well-equipped kitchen, and a lovely living room with nice extras like the Sonos system.

Just back from an amazing holiday. Villa Tareja is an absolute recommendation: beautifully located in the hills around Faro (20 km), total peace and quiet! From the lovely pool or the terrace, you can enjoy stunning views at any time of the day. The house is modern and tastefully decorated, equipped with absolutely everything you need. The photos truly reflect the reality. In the surrounding area, you can enjoy great excursions: the coastline, larger cities, and small villages... there's something for everyone, whether you're a nature lover, a hiker, or looking for peace or culture. This house guarantees an unforgettable (sun-drenched) holiday!

The house is truly beautifully located with a fantastic view. Plenty of peace and privacy. The house is fully equipped, and the kitchen is well-stocked for cooking your own meals. A great base for excursions, with a supermarket just 5 minutes away.

Wir haben nun zum zweiten Mal bei Tom ein Haus gebucht, und wieder mal war es perfekt. Ruhig und wunderschönes gelegenes Haus, mit allem was man braucht und sich wünscht. Ich kann das Haus nur weiter empfehlen. Wer Ruhe braucht und eine schöne Aussicht in die Natur haben will ist hier richtig. Tom ist ein exzellenter und seriöser Vermittler für die von Ihm angebotenen Ferienhäusern, immer erreichbar und hat immer bei eventuellen Problemen eine Lösung. Lovely view

The house is spacious and clean. We were there with our family, including 2 children. There are 3 large bedrooms, each with its own bathroom. The view is stunning! The village with a few restaurants is nearby, and Tavira is a 30-minute drive away. It was a wonderful stay!

Algarve - Alportel

Alportel is located in the central part of the Algarve. The village is surrounded by rolling hills, cork oak forests, and vineyards, creating a serene environment. The village has a rich history and is often associated with traditional crafts such as basket weaving and pottery.

Although Alportel itself has a few local shops, you can find more extensive shopping options in the nearby towns of Loulé (12 km) and São Brás de Alportel (5 km). The village boasts some traditional restaurants where you can enjoy local cuisine and Portuguese specialties.

Cerro de São Miguel, located approximately 7 kilometers away, offers hikers impressive hills with panoramic views of the surrounding hills and coastline. Within the village itself, the Chapel of São Sebastião is a charming historical landmark worth visiting. For nature lovers and hikers, the mountainous nature reserve of Serra do Caldeirão, not far from Alportel and extending to the border with the Alentejo region, is a short distance away. Here, you can explore numerous trails with beautiful views.

Faro International Airport, situated approximately 30 kilometers to the south of Alportel, is the nearest airport.

Rental conditions

Rental conditions
The rental price includes the use of WiFi, air conditioning, water and electricity (including washing bed linen, etc., maintenance of the swimming pool and garden). Not included is the use of heating (warm air conditioning) and pallets for the pallet stove (can only be used in the winter months).
The villa is located in the hills of Sao Bras. Nature reserve Barbecue with coals or open fire is absolutely not allowed. However, an electric barbecue is available upon request. It is a smoke-free villa, we would like to keep it that way, so no smoking in the villa, no pets, no (loud) music outside on the terrace.
The rental price is calculated on the indicated number of people. If visitors stay overnight during your stay, costs will apply. Please report this to the owner upon arrival or during your stay.

Payment
When booking, a deposit of 30% of the total amount is required. The remaining amount must be paid, including deposit, 8 weeks before arrival in Portugal.
The reservation is only final after a 30% deposit has been paid.

Deposit
Payment of deposit before arrival, with the 2nd deposit of 70% you are requested to pay the deposit of 500 euros.
If no damage has been caused by you, this will be returned to your bank account after 7 days, or in the event of damage, part or all of it may be withheld, or additional payment for any damage may be required.

Cancellation
If the rental agreement is canceled by the tenant(s), the following cancellation costs will be charged:
a. in case of cancellation up to 8 weeks before the first day of the booked stay: 50% of the total rental price;
b. in case of cancellation from 8 weeks before the first day of the booked stay: the full invoice amount.

Arrival and departure
You can enter the villa after 4:00 PM and must leave the villa before 10:00 AM; this is in connection with the cleaning of the villa.

Liability
Portugalvillas / landlord(s) do not accept any liability for the consequences of any accidents, etc. during your stay.
