About Villa Xyza | Comfortable and spacious stay with light tones and sea views

This exclusive villa in Beach Life & Design offers a comfortable stay for up to ten guests and features five luxurious bedrooms, each with its own en-suite bathroom and walk-in shower. The villa stands out for its stunning location and priceless ocean views, combined with high-quality finishes and the use of only the finest materials. Surrounding the villa is a newly landscaped garden and several terraces. On the kitchen side and at the front, there is a large terrace with a generous dining table. Just around the corner, a barbecue area has been set up. On the other side of the villa, you will find a micro-cement bar and a lounge area with a gas fireplace.

The villa has an ultra-modern, semi-open kitchen with an American fridge/freezer, electric oven, dishwasher, and a cooking island with an induction hob and Bora extraction system. All bedrooms are air-conditioned, and the entire house has underfloor heating. Music is provided by a Sonos sound system, and the master bedroom features a canopy bed from the Zangra showroom. In the cozy living room with a wood-burning stove, you can choose from 250 channels on the large flat-screen TV. High-speed internet is available throughout the house and outdoors.

Outside, the villa offers plenty of facilities: you can enjoy a phenomenal ocean view, an outdoor bar with barbecue, a pool (10.5 x 4.5 m) surrounded by sunbeds with lighting, and a shaded terrace under the palm trees. There is also a lounge area with an outdoor fireplace, a spacious rooftop terrace, and ample parking. The stairs near the pool can be closed off for the safety of children. Of course, an outdoor shower and towels are provided. From the rooftop terrace, you have beautiful views of the surroundings.

The villa is within walking distance of Praia Grande beach, as well as the center and harbor of Ferragudo, where you will find shops, cozy bars, and restaurants. Ferragudo is located at the mouth of the Arade River. From the harbor, you can take a water taxi to the port city of Portimão. For golf enthusiasts, several challenging golf courses are already within three kilometers of the villa.

Please note: Prices are based on the use of four bedrooms (maximum eight guests); the ground floor remains closed in this case. Using the entire villa with five bedrooms (maximum ten guests) incurs an additional €350 per week.
One baby cot is included as standard; a second cot costs €60 extra.

Met ons gezin enorm genoten van deze prachtige villa Xyza. Het begon al bij de info en heerlijk welkomstpakket thuis van Portugal villa’s. Zo leuk en we hadden meteen zin om te gaan. Vervolgens prettig contact met Natalia, de host, zeer klantvriendelijk en goede ontvangst . Het huis is ook prachtig, mooi sfeervol ingericht, heerlijke terrassen en zwembad én van alle gemakken voorzien. We hebben nergens op mis gegrepen. Strand, restaurants en dorpje zijn op loopafstand. Het uitzicht is geweldig. Goede bar-én restauranttips gekregen. Absolute aanrader en willen zeker nog een keer terugkomen.

We had a fantastic vacation with friends at Villa Xyza. The house is charming and tastefully decorated with attention to detail. Everything you need is provided to ensure a comfortable stay. The beach, restaurants, and village are within walking distance. The view is amazing. The hostess was very friendly and helpful. We highly recommend this villa to everyone and hope to return ourselves one day.

Rental conditions

Requirements
The rental price includes the use of WiFi, air conditioning, water, electricity, final cleaning (unless agreed otherwise) and maintenance of the pool and garden. The use of wood for the fireplace is not included (it can only be used during the winter months). The rental price is calculated based on the indicated number of people. If visitors stay overnight during your stay, additional charges will apply. Please inform the owner upon arrival or during your stay.

Payment
A deposit of 30% of the total amount is required at the time of booking. The remaining amount, including the deposit, must be paid 8 weeks before arrival in Portugal. The reservation is only confirmed after the 30% deposit is paid.

Tourist Tax
For a maximum of seven nights, all guests aged 13 and older will be charged. The following rates apply:

Low season, November 1st to March 31st: €1.00 per person per night
High season, April 1st to October 31st: €2.00 per person per night

Deposit
A deposit of 750,- euros is required before arrival, along with the second deposit of 70%. The deposit will be refunded to your bank account after 7 days if no damage has been caused by you. In case of damage, part or all of the deposit may be withheld, and additional payment for any damages incurred may also be required.

Cancellation
In the event of cancellation by the tenant(s), the following cancellation fees will apply:
a. If canceled up to 6 weeks before the first day of the booked stay: 30% of the rental fee.
b. If canceled less than 6 weeks before the first day of the booked stay: the full invoice amount.

Arrival and Departure
You can check in to the villa after 4 p.m. and must check out before 10 a.m. This is to allow for cleaning of the villa.

Liability
Portugalvillas / landlord(s) do not accept any liability for the consequences of any accidents during your stay in Portugal, particularly inside or around the accommodation, caused by any circumstances.

Others
We advise you to take out proper travel and cancellation insurance.
