About Villa Xyza | Beach life & design

With five luxurious bedrooms, all equipped with a private bathroom with walk-in shower, this unique villa in 'Beach life & Design' offers a comfortable and wonderfully relaxing stay for groups of up to ten people. This villa is not only unique because of its beautiful location and the priceless view over the ocean, but also because of the high-quality finish and the use of only the very best materials.

For example, the ultra-modern and semi-open kitchen has an American fridge/freezer combination, electric oven, dishwasher and a cooking island with induction hob and Bora extractor system, all bedrooms are equipped with air conditioning, there is underfloor heating throughout the house, the music comes from a Sonos sound system, the four-poster bed in the master bedroom comes from the Zangra showroom and you can choose from 250 channels on the large flat screen TV in the cozy living room with fireplace. It goes without saying that superfast internet is available everywhere in and around the house.

There is also maximum enjoyment outside: in addition to a phenomenal view of the ocean, you also have access to an outdoor bar with barbecue, a swimming pool (10.5 x 4.5) surrounded by sunbeds with lighting and outdoor shower, a shaded terrace under the palm trees, a lovely lounge area with an outdoor fireplace, a spacious roof terrace and plenty of parking space. Villa Xyza offers plenty of privacy and is not part of a holiday park.

The beautiful beach Praia Grande as well as the center and port of Ferragudo are within walking distance of the villa. You will find plenty of shops, cozy bars and eateries here. The former fishing village is located at the mouth of the River Arade. When you take the water taxi to the other side from the harbor, you will arrive in the attractive harbor town of Portimão. Golf enthusiasts will also be delighted with the villa's location: they will encounter the first challenging course within three kilometers!

Samen met vrienden een fantastische vakantie gehad in villa Xyza. Het huis is sfeervol en met aandacht voor details ingericht. Werkelijk alles is aanwezig om je een aangenaam verblijf te garanderen. Strand, restaurants en dorpje zijn op loopafstand. Het uitzicht geweldig. De hostess was erg vriendelijk en behulpzaam.
We kunnen deze villa iedereen aanraden en hopen zelf ook nog een keer terug te gaan.

Algarve - Ferragudo

Ferragudo is situated on the western bank of the Arade River, opposite the city of Portimão. The village is nestled between hills and offers great views of the coastline. Ferragudo is famous for its seafood restaurants, where you can enjoy delicious fresh seafood and local dishes. The village square, Praça Rainha Dona Leonor, is a popular gathering place for both locals and tourists, especially during the summer months.

In Ferragudo itself, you'll find small supermarkets and local shops for daily necessities. Additionally, larger supermarkets can be found in the nearby town of Portimão, approximately 2 kilometers away. The village boasts a diverse array of cozy restaurants and bars, especially in the vicinity of the village square.

For relaxation, you can retreat to Praia da Angrinha and Praia Grande. These beautiful beaches are within walking distance of Ferragudo and are ideal for swimming and relaxation. For a stunning panoramic view, head to Castelo de São João do Arade: a 17th-century castle located about 1 kilometer away. Besides the castle, there is also a church in the village center with fascinating architecture (Igreja de Nossa Senhora da Conceição). Nature enthusiasts can visit Parque Natural da Ria Formosa, a natural reserve with lagoons and islands located approximately 40 kilometers away, offering excellent opportunities for birdwatching and hiking.

Faro International Airport, situated approximately 70 kilometers to the east of Ferragudo, is the nearest airport.

Rental conditions

Requirements
The rent includes the use of WiFi, air conditioning, water and electricity (including washing bed linen, etc., pool and garden maintenance). Not including use of the wood for the fireplace. (can only be used in the winter months) .
The rental price is calculated on the indicated number of people. If visitors stay overnight during your stay, costs are involved. Please report this to the owner upon arrival or during your stay.

Payment
When booking, a deposit of 30% of the total amount is required. The remaining amount must be paid, including a deposit 8 weeks before arrival in Portugal. The reservation is only final after a 30% deposit.

Tourist tax
Up to a maximum of seven nights, all guests 13 years or older will be charged. The following costs will be charged:
- Low season, November 1 to March 31: 1 euro per night per person
- High season, April 1 to October 31: 2 euros per night per person
Please note: the tourist tax is not counted during your reservation request. After your booking has been confirmed, you will receive an invoice in which the tourist tax is included in the total rental amount. This is stated separately on the invoice.

Deposit
Payment deposit before arrival, with the 2nd deposit of 70% you are requested to pay the deposit of 1000 euros. If no damage has been caused by you, this will be returned to your bank account after 7 days, or in the event of damage, part or all of it may be withheld, or additional payment of damage incurred will be required.

Cancellation
In the event of cancellation of the rental agreement by the tenant(s), the following cancellation costs will be charged:
a. in case of cancellation up to 8 weeks before the first day of the booked stay: 50% of the rent.
b. in case of cancellation from 8 weeks before the first day of the booked stay: the full invoice amount.

Arrival and departure
You can move into the villa after 4 p.m. and must have left the villa before 10 a.m.; this is in connection with the cleaning of the villa.

Liability
Portugalvillas / landlord(s) do not accept any liability for the consequences of any accidents, etc. during your stay in Portugal and in particular in and around Villa Xyza caused by whatever circumstances.
