About Villa Xyza | Comfortable and spacious stay with light tones and sea views

With five luxurious bedrooms, all equipped with a private bathroom with walk-in shower, this unique villa in 'Beach life & Design' offers a comfortable and wonderfully relaxing stay for groups of up to ten people. This villa is not only unique because of its beautiful location and the priceless view over the ocean, but also because of the high-quality finish and the use of only the very best materials.

For example, the ultra-modern and semi-open kitchen has an American fridge/freezer combination, electric oven, dishwasher and a cooking island with induction hob and Bora extractor system, all bedrooms are equipped with air conditioning, there is underfloor heating throughout the house, the music comes from a Sonos sound system, the four-poster bed in the master bedroom comes from the Zangra showroom and you can choose from 250 channels on the large flat screen TV in the cozy living room with fireplace. It goes without saying that superfast internet is available everywhere in and around the house.

There is also maximum enjoyment outside: in addition to a phenomenal view of the ocean, you also have access to an outdoor bar with barbecue, a swimming pool (10.5 x 4.5) surrounded by sunbeds with lighting and outdoor shower, a shaded terrace under the palm trees, a lovely lounge area with an outdoor fireplace, a spacious roof terrace and plenty of parking space. Villa Xyza offers plenty of privacy and is not part of a holiday park.

The beautiful beach Praia Grande as well as the center and port of Ferragudo are within walking distance of the villa. You will find plenty of shops, cozy bars and eateries here. The former fishing village is located at the mouth of the River Arade. When you take the water taxi to the other side from the harbor, you will arrive in the attractive harbor town of Portimão. Golf enthusiasts will also be delighted with the villa's location: they will encounter the first challenging course within three kilometers!

We had a fantastic vacation with friends at Villa Xyza. The house is charming and tastefully decorated with attention to detail. Everything you need is provided to ensure a comfortable stay. The beach, restaurants, and village are within walking distance. The view is amazing. The hostess was very friendly and helpful. We highly recommend this villa to everyone and hope to return ourselves one day.

Rental conditions

Requirements
The rental price includes the use of WiFi, air conditioning, water, electricity, final cleaning (unless agreed otherwise) and maintenance of the pool and garden. The use of wood for the fireplace is not included (it can only be used during the winter months). The rental price is calculated based on the indicated number of people. If visitors stay overnight during your stay, additional charges will apply. Please inform the owner upon arrival or during your stay.

Payment
A deposit of 30% of the total amount is required at the time of booking. The remaining amount, including the deposit, must be paid 8 weeks before arrival in Portugal. The reservation is only confirmed after the 30% deposit is paid.

Tourist Tax
All guests 13 years or older will be charged for up to a maximum of seven nights. The following costs apply:
- Low season (November 1 to March 31): 1 euro per night per person
- High season (April 1 to October 31): 2 euros per night per person

Deposit
A deposit of 1.000 euros is required before arrival, along with the second deposit of 70%. The deposit will be refunded to your bank account after 7 days if no damage has been caused by you. In case of damage, part or all of the deposit may be withheld, and additional payment for any damages incurred may also be required.

Cancellation
In the event of cancellation by the tenant(s), the following cancellation fees will apply:
a. If canceled up to 8 weeks before the first day of the booked stay: 30% of the rental fee.
b. If canceled less than 8 weeks before the first day of the booked stay: the full invoice amount.

Arrival and Departure
You can check in to the villa after 4 p.m. and must check out before 10 a.m. This is to allow for cleaning of the villa.

Liability
Portugalvillas / landlord(s) do not accept any liability for the consequences of any accidents during your stay in Portugal, particularly inside or around the accommodation, caused by any circumstances.
